Southern Land Company (SLC) has commenced the construction of a new apartment community in the 18b Las Vegas Arts District. The project will feature three seven-story buildings with a total area of 531,982 square feet. It will offer 337 rental residences and include 8,600 square feet dedicated to retail and restaurant spaces on the ground level.
The development is situated at 1207 S. Third St., providing studio, one-bedroom, and two-bedroom homes ranging from 585 to 1,254 square feet. A parking structure with 353 spaces will be available, including electric vehicle charging stations.
Building One will contain 155 residential units and the main retail space covering 3,327 square feet. It will also host shared amenities such as a fitness center, pool and spa, co-working space, library, rooftop deck, and outdoor lounge with a fireplace. Additional facilities include courtyards, a dog park, resident lounge, outdoor grills and bars, concierge services, and a virtual reality room. Buildings Two and Three each offer 91 residences with an additional 2,500 square feet of retail space on their ground floors.
SLC has previously developed luxury apartments in downtown Las Vegas like Auric at Symphony Park. With this new project in the Arts District set for completion by late 2025, SLC's portfolio in downtown Las Vegas will encompass a total of 1,203 units.

Infrastructure improvements are part of this development effort: "new water main on Fourth Street; new and upsized sewer in Third and Colorado streets; and a new signalized intersection at Third and California Avenue."
